I will guess that you also have EMM386 loaded in this configuration (which is the only way the numbers make sense). Your configuration of EMM386 is wrong and needs to be changed. Adding NOEMS would help, or adding a number which would provide more than 256K VCPI memory. A better memory manager or upgraded DOS is the best solution.
